What Should I Consider Before Selling My Mobile Home?

By Jocelyn Davidson

Mobile homes are easier to sell compared to ordinary ones, but they require preparation in order to get value for money. Some of the questions to ask are, when selling my mobile home, what should I do and must I have an agent? There are simple tips that will make the process hassle free.

Clean the house- a buyer will make a decision based on appearance. A clean house increases in value and is more presentable in the market. You should be interested in the internal and external spaces when cleaning. Presentable houses are easier to sell compared to untidy ones.

It is necessary to think and look at issues from the perspective of the buyer. The presence of dirty carpets and pet hair will put you off. What makes the house attractive are spotless bathroom, toilet and windows, among other areas. A buyer has the impression that every other section is well taken care of.

Repair any broken areas- some of the common problematic areas include plumbing and leveling. These are the areas that make potential buyers to think twice before making any purchase. Fixing a structure that you are not going to use in future might sound unreasonable, but it will affect the value of your property.

It is possible to conceal broken areas using photography. When a buyer inspects the house, these areas will be visible. Their sight will raise doubts about the other areas and easily put the buyer off. It gives an impression that more defects are hidden and therefore makes the person reluctant to buy.

Know the real value- the value of a home is largely determined by the materials used, size, condition and general features. Knowing the real value of your property ensures that you set the right price for buyers and upper or lower limits. It is important to consider if your property was acquired on loan or not, and how much of it is unpaid.

The value is not decided by viewing using your eyes. Property inspectors are trained valuers and work for both buyers and sellers. They offer a professional and detailed valuation report that gives a full view of your house. When listing your house, you will have an idea of the asking price and the point beyond which the buyer should not negotiate.

There are online portals offering home evaluation reports for free or at a fee. The package is dynamic and factors the different features of each home. They are detailed and can be used to assess any structure accurately. The sites are accessible from any location and therefore convenient.

Parks and communities restrict signage for advertisement purposes. These rules should be observed by getting into contact with the park or lot manager. Failure to follow the signage rules may lead to prosecution and heavy fines.

RV communities require sellers to notify the lot manager of intended sale. This allows the management to vet incoming occupants if they intend to stay within the compound. Vetting includes background checks. In some cases, an application to be admitted into the community will be required.
